West Eagle Ranch Land Exchange Finalized

In February 2002, on behalf of West Eagle Ranch, Western Land Group closed the West Eagle Ranch Land Exchange with the Bureau of Land Management (BLM). Under the exchange, 356.56 acres of BLM land were conveyed to West Eagle Ranch (WER) and 493.46 acres of lands owned by WER were conveyed to the United States.

The land exchange enjoyed the full support of the Town of Eagle Board of Trustees and was actually initiated at the suggestion of the Town Board so that the West Eagle development would achieve better compliance with the Eagle Area Community Plan. Specifically, the Town requested that residential densities occur closer to the Town and lands further from Town, such as the private lands traded by WER, be protected in open space.

The exchange will have an overall net benefit to plant and animal communities, special status and T&E species, and water quality. Specifically, the land exchange will result in a net gain to the public of riparian habitat, mule deer and elk winter range/critical habitat, mule deer severe winter range, mule deer and elk winter concentration areas, and late summer bear foraging habitat. In addition, the exchange will eliminate potential future urban-rural interface impacts within a large block of public land that would have resulted from development of the three non- federal parcels.
